VACATION RENTAL LEASE AGREEMENT

Property Address:

Pandeli Kisimov 3, Veliko Tarnovo 5000, Bulgaria

This Vacation Rental Lease Agreement (“Agreement”) is entered into by and between KOKONA ANASTASIA, LLC (hereinafter referred to as the “OWNER”) and the individual(s) renting the property (hereinafter referred to as the “TENANT(S)”).

This Agreement constitutes a legally binding contract for a short-term vacation rental.

By submitting any payment toward the reservation, TENANT(S) acknowledge that they have read, understood, and agree to be bound by all terms and conditions of this Agreement.

This rental is strictly for temporary vacation use and shall not be considered a primary or permanent residence.

1. Reservation Terms

Maximum Occupancy:

  • Overnight Guests: 23 persons maximum

Any violation of occupancy limits will result in immediate termination of the stay, removal from the property, and forfeiture of all payments, including the security deposit.

Payment Terms:

  • Full payment, including the security deposit, is due at the time of booking.

2. Property Use & Conduct

Permitted Use:

The property is to be used strictly for vacation purposes. Any unlawful, hazardous, or disruptive activity is strictly prohibited.

HVAC Policy:

  • Air conditioning must not be set below 20°C
  • Heating must not be set above 24°C
  • Windows and doors must remain closed while HVAC systems are in operation

No Subletting:

Subletting or assignment of this Agreement is strictly prohibited without prior written consent from the OWNER.

Right of Termination:

Any violation of this Agreement may result in immediate eviction without refund of any payments made.

3. House Rules Overview

Smoking:

  • Strictly prohibited indoors
  • Violations may result in a fee of up to €500

Pets:

  • Pets are permitted only with prior approval
  • Unauthorized pets will result in full forfeiture of the security deposit

Guest Responsibility:

  • TENANT(S) are responsible for ensuring all guests comply with house rules
  • TENANT(S) are fully responsible for the conduct of all occupants and visitors

4. Security Deposit & Damages

Security Deposit: 500€

The security deposit may be withheld or additional charges applied for:

  • Damage beyond normal wear and tear
  • Evidence of smoking or unauthorized pets
  • Excessive cleaning requirements
  • Missing or damaged items (e.g., linens, furniture)
  • Improper use of appliances or equipment
  • Failure to follow check-out instructions
  • Use of tape, adhesives, or mounting materials on walls (repainting fees apply)

Note: If no deposit was collected upfront, OWNER reserves the right to charge TENANT(S) for any damages discovered after check-out.

5. Cancellation Policy

  • Full refund if canceled at least 7 days prior to check-in
  • Partial refund for cancellations within 7 days of check-in (amount determined at OWNER’s discretion or platform policy)

6. Liability & Risks

Force Majeure (Acts of God):

OWNER is not liable for disruptions due to natural disasters, weather conditions, government actions, or other unforeseen events. No refunds will be issued in such cases. Travel insurance is strongly recommended.

Assumption of Risk:

TENANT(S) assume all risks associated with use of the property. OWNER is not responsible for accidents, injuries, loss, or theft.

Mechanical or Utility Failures:

No refunds will be provided for temporary failure of appliances, utilities, or mechanical systems. Issues should be reported promptly for resolution.

7. Miscellaneous

Property Listing Disclaimer:

Furnishings, amenities, and decor are subject to change without prior notice.

8. House Rules Addendum

  • Maximum occupancy: 23 guests
  • Primary renter must be at least 21 years old
  • No fireworks, open flames, or illegal substances
  • Quiet hours must be respected; violations may result in eviction
  • All trash must be properly bagged and placed in designated outdoor containers

9. Pet Addendum (If Applicable)

  • Pets must be supervised and kept under control at all times
  • Pets must be leashed in outdoor/common areas
  • All pet waste must be cleaned immediately
  • TENANT(S) are fully responsible for any damage, odors, or additional cleaning caused by pets

Acknowledgment & Agreement

By submitting payment or signing this Agreement, TENANT(S) confirm that they have read, understood, and agree to all terms and conditions stated herein, including all addenda.
